MRIS and the MLS – MLS stands for the multiple listing service which is basically a catalog of all listings for sale available online. We search the MLS on your behalf to find the properties that best fit your criteria.

Search Real EstateHome Buyer Scouting Report – The Home Buyer Scouting Report is a new service McGlothlin Properties signed up for our buyers! The Report allows our buyers to search all available properties that meet their search criteria. The best part? It searches MRIS – so every listing an agent has is available for you to view and is up-to-date and available 24 hours a day! One great feature is you can save your searches and favorite properties and get e-mail updates!

YouTube – If pictures are worth a thousand words then videos are worth millions of words. Ordinary agents will only take pictures of properties that don’t really tell a home’s story. By utilizing video tours we can help buyers get a better idea of your home’s floor plan, how spacious rooms are, and how beautiful your yard looks. If you want to see a property but can’t make it to an appointment – like if you’re moving in from out of state or work is really hectic – we can go out and take video tour for you. We also take video tours of our listings and we also take video tours of available Fannie Mae properties.

The McGlothlin Properties Toolbar – This toolbar is an add-on to your Internet browser! It’s great when you are searching real estate websites (if you aren’t using the Home Buyers Scouting Report) and you want to tell your Licensed McGlothlin Properties agent about it! Simple click “Property Inquiry” on the toolbar and fill out the box and we get e-mailed the listing right away! You don’t need to copy and paste or open your e-mail. The toolbar is perfect for renters since the Home Buyers Scouting Report doesn’t currently handle rentals. McGlothlin Properties makes searching for homes easy!

Google maps – Not just for finding directions anymore! McGlothlin Properties licensed agents use Google Maps to show you exactly where properties you are interested in are located so you can easily estimate work commutes and distances to your important landmarks such as shopping malls.

Google Maps also allows us to highlight landmarks that are important to you. Popular landmarks include metro stops (seen in the map below) and work or office locations. We can even highlight areas showing you how those landmarks correspond with your home search. You can search within or without the highlighted area – it’s your decision!

Once your agent has plotted the properties you are interested in, they will provide a brief summary of the property found in the listing search – such as bedrooms, bathrooms, square footage, and price. That way you won’t have to switch back and forth between listing print outs and your computer screen.

In addition, many roads are available in first-person street view allowing you to take a virtual tour of the neighborhood, see more views of the exterior of the property, or potentially see other properties listed in the neighborhood!

Zipforms – Real estate can be a very complex business. As if keeping multiple transactions organized wasn’t hard enough, legal matters can pose a serious threat to your purchase. Zipforms, as well as our many years of combined real estate experience, helps us keep your transaction organized while following up-to-date legal guidelines. Zipforms is an online library of all the forms, supplied by the local realtor association, necessary for completing a real estate transaction. Using zipforms, we can type in information so it is easy to read avoiding confusion. Zipforms also allows us to keep all your documentation organized in one place online making it easy to locate your paperwork from wherever we are. Most importantly, as legislative and judicial decisions impact the real estate industry the forms in Zipforms are automatically updated to reflect those decisions. This ensures that your transaction are always represented by the most current and legally compliant forms.

Docusign – Docusign is a web-based application that allows you to review and sign documentation over the Internet. By using Docusign you have the control to review the documents relating to your transaction at your leisure and sign them whenever you want wherever you want provided you have Internet access. Docusign is great for signing time sensitive addendums as well as routine addendums, like closing extensions, when organizing a whole meeting to just sign one document is inconvenient. Our clients love the convenience and ease of Docusign. Docusign follows strict guidelines set forth by the federal government and each e-signature is as powerful as your pen and paper signature. Zoho sheet and Excel – Real estate agents have been using spreadsheets for years to approximate for their clients how much a total transaction is going to cost their buyer including taxes, HOA fees, inspections, and other fees commonly associated with the transaction. McGlothlin Properties agents take advantage of the interactivity that computer-based spreadsheets, like Microsoft Excel, provides to easily and accurately calculate the amounts while also being able to change numbers easily to accommodate most what-if scenarios. Zoho sheet allows us to embed an interactive spreadsheet on the blog so you can estimate how much cash you can expect to bring to a closing and how much a home really costs you. Renters can use the rent estimate sheet to help estimate how much they can comfortably afford for monthly rental payments!
