Chantilly Subdivisions – The Preserve at Wynmar

The Preserve at Wynmar is a smaller subdivision in Chantilly and is surrounded by other subdivisions including Sutton Oaks, Wynmar, The Preserve at Poplar Tree, and Paterra.  Except for Sutton Oaks, these subdivisions seem very similar in pricing and the size of the homes – which makes sense considering they are all within the same 1 mile radius.  The biggest difference you’ll probably notice between these subdivisions is the year the individual houses were built.  The Preserve at Wynmar is tucked away on Autumn Glory Way which is off of Walney Park Dr which is off of the main road: Walney Rd.  HOA dues go towards trash and recycling, maintenance, landscaping, snow removal, and the storm water management ponds.

The Preserve at Wynmar is great for commuting as it is near rt. 28, rt. 50, I-66, 7100 (Fairfax County Parkway), and rt. 29 – with 28 and 50 being the closest of the major routes.  Shopping and dining is also within reach at The Preserve at Wynmar especially since it’s a stone’s throw from Fair Lakes, Fair Oaks Mall, East Market, and Fairfax Corner.

Chantilly Subdivisions – Sutton Oaks

Sutton Oaks is a smaller subdivision in Chantilly consisting of 102 detached homes.  It is located near Stringfellow Rd and Poplar Tree Rd with an entrance on either road.  HOA dues go towards snow removal, landscaping, community events, maintenance, and trash and recycling.

Amenities at Sutton Oaks include a private park named Morning Dove Park which includes a walking path, basketball courts, a gazebo, a tot lot, and lots of green space.  Annual events such as the Spring Easter egg hunt, Summer festival, and Halloween haunted woods take place at Morning Dove Park.

Sutton Oaks is great for commuting as it is near rt. 28, rt. 50, I-66, 7100 (Fairfax County Parkway), and rt. 29 – with 28 and 50 being the closest of the major routes.  Shopping and dining is also within reach at Sutton Oaks especially since it’s a stone’s throw from Fair Lakes, Fair Oaks Mall, East Market, and Fairfax Corner.

The community is self run by a very dedicated board who communicates well with its members.

Chantilly Subdivisions – South Riding

South Riding is one the most well-known subdivisions in Northern Virginia.  Boasting a large community, tons of amenities, and year-round HOA sponsored events it’s easy to see why.  South Riding is easily accessible on all four sides of the community and it’s most noted entrance is on rt. 50 (Lee Jackson Memorial Highway).  Other entrances are on Braddock Road, Gum Spring Rd, Poland Rd, and Herndon Ave.

Amenities in South Riding are wide and varied and include many amenities many other communities don’t include.  They have four swimming pools – some available to rent for parties – and four community buildings – some also available to rent.  Of those community buildings they have a safety center with a police station inside.  They have 8 regular green space parks, 3 tot lots, 3 volleyball courts, 3 basket ball courts, 2 baseball fields, 2 tennis courts, and the community surrounds the South Riding golf course.  The community also has a bocce ball court and a skate park.  If there was ever a time to invoke the phrase “literally something for everybody” this would be it.  The HOA dues also go to trash, recycling, maintenance, landscaping, and snow removal.

Events at South Riding are also varied but are always grand in size.  In the past they’ve hosted a community egg hunt for Easter; a community shred to allow members of the community to shred personal documents; a huge community yard sale expo which also has booths from local businesses present; a South Riding celebration to celebrate South Riding’s anniversary which includes food, music, rides, entertainment, and fireworks; an end of school celebration at the neighborhood Elementary schools; a summer concert series on the weekends of summer on the common green space allowing for picnics; a 4th of July celebration with food, a parade, and fireworks; a triathlon; a community oktoberfest; a Halloween parade with lots of mini-events for kids; and a holiday week which includes different activities on each day of the week which culminates in a house decorating contest.  At South Riding, there’s always something going on.  You can see pictures of these events on their website.

South Riding is also great for commuting.  For one, South Riding is right next to Washington Dulles International Airport which is great for frequent travelers and guests!  South Riding is also near rt. 50, I-66, rt. 15, rt. 28, rt. 29, and the Dulles toll road.

South Riding is near lots of shopping and restaurants too.  Nearby shopping centers include Chantilly Crossing, Sully Plaza, and Stone Ridge village center.  A short 15-20 minutes drive will take you to Fairfax and it’s major shopping areas Fair Lakes and Fair Oaks Mall.  A short 10-15 minute drive to Reston will take you to Dulles Town Center Mall.

South Riding has several committees with specialized tasks to help manage the community and is professionally managed by Armstrong management.
