Warrenton Subdivisions – Brookside

Brookside is a smaller subdivision in Warrenton off of Riley Rd between Rt. 15, Rt. 29, and Dumfries Rd.  Brookside is a very new subdivision, still currently built as of the date of this post, and you can keep up with news on the development of Brookside here.

Planned developments for Brookside include the building of homes to back to lakes within the subdivision such as Lake Brittle, Lake Anne, and Lake Welsey; installation of a park and walking trails; and the addition of swimming pools, tennis courts, a baseball field, and a soccer field.  The surrounding area is anticipated to see commercial development like shopping centers and grocery stores. HOA dues in Brookside go towards trash and recycling, road maintenance and snow removal, maintenance of common areas, and will go towards the maintenance of the amenities to be built.

Nearby is Vint Hill Farms which is an area in Fauquier county that is known for it historical and cultural relevance.  The Friends of Vint Hill Farms (the non-profit group in charge of Vint Hill Farms) look for green ways to keep Vint Hill Farms culturally, historically, environmentally, and economically responsible.  The Friends of Vint Hill Farms detail their plans for the areas as well as describe what is currently available for homeowners here.

10-15 minutes away on rt. 29 is the town of Gainesville which is undergoing lots of development itself.


Gainesville Subdivisions – Lake Manassas

Lake Manassas is a prestigious subdivision in Gainesville boasting some of the highest property values in the area, rich landscaping, and lots of amenities.  The surrounding area is also undergoing lots of development and is seeing the installment of several shopping centers and strip malls.  Lake Manassas is also very convenient to major commuter routes making this subdivision as practical as it is desirable.

The most notable amenity Lake Manassas features is being built around and on the Stonewall Golf Course.  Unlike most subdivisions in this area of Prince William County, Lake Manassas has a gatehouse where every car that enters the community at any time is accounted for.  Other amenities include walking trails, swimming pools, basketball courts, tennis courts, playgrounds, and three stocked fishing ponds. HOA dues also go towards trash and recycling, landscaping, maintenance of common areas and roads, and snow removal.

Lake Manassas’s location on rt. 29 also makes it convenient to tons of shopping and dining.  Some of our favorite restaurants are in this area such as Afghan Famous Kabob, Anothai, Mimi’s Cafe, Panera Bread, Buffalo Wild Wings, Tropical Smoothie Cafe, and the recently renovated El Tio Grill.  Popular stores such as Michael’s, Wegmans, Bed Bath & Beyond, Target, Best Buy, and Lowe’s are all within a 5-10 minute drive.  One of the most notable shopping centers in this area is Virginia Gateway shopping center with stores such as Yankee Candle, Gamestop, Pier 1, Petsmart, Starbucks, and Great Gatherings.  Rt. 29 is also convenient to I-66 which is a short 5-10 minutes away.
